Where We Are Now & Where We Are Going | Real Estate Talk

Hello Friends =) 

There is a lot going on in the market. I will do my best to break it all down and share where I think we are now, and where we are going. 


My office recently had the pleasure of meeting with the Senior Economic Analyst from the Canadian Real Estate Association (CREA). He was able to show and inform us of what the Real Estate Market is looking like across the country and what to expect. One thing he said that stood out in all our minds was    "Buckle Up" . That sure got our attention! Let’s get into it.


Across Canada and here in Nova Scotia, we are again starting to see the months of supply go back down. What does months of supply mean? This is a measurement to show how long it would take to sell everything on the market as of today with no other listings being added.  Here is the breakdown of months of supply statistics in the past 5 months:


HRM Months Of Supply ( Below 3 Months Is a Sellers Market ) :


Oct. 2023 - 2.6 Months

Nov. 2023 - 2.5 Months 

Dec., Jan. & Feb. - 2.0 Months


We have been hearing a lot about what is going to happen with the interest rates in Canada. Seems everywhere we look, the conversations are coming back to rates ( no? maybe just me? lol ) Although we do not have a crystal ball, it is pretty safe to assume that rates will be coming down; by how much and exactly when will remain a mystery. However, when these rates come down, we are going to see more people enter into the market. There are quite a few reasons for this. 


1. The obvious reason is lower interest rates.  Lower rates will bring those that were waiting to enter into the market and get out of high rental costs.


2. The cost of living has gone up and with that comes higher rental prices. Not only the rising costs in the rental market, the scarcity of suitable homes to rent also contribute. It is not hard to miss the housing crisis we have not just here in HRM, but all across the country. With more and more people struggling to find a decent rental at a decent price, they will be pushed into buying.


3. Over 2.2 MILLION mortgages are to renew at higher rates in 2024 and 2025. This one can go either way in my opinion. A lot of these mortgages were when the Real Estate Market was at a peak and interest rates were very low. With this large amount of mortgages up for renewals where rates are at now, might be too much for some to keep up. This is going to lead to some having to sell.  The other side to this is that home values have also risen very quickly. Some people may have been able to build up a great amount of equity in a matter of a few years. This will likely have some moving up the property ladder. 


 4. The population in Canada has skyrocketed in 2023 with over 1.2 MILLION additional people living in this county as of the end of 2023. All of the new-comers need places to live, again adding to the supply & demand issue we are facing on a wide scale. 



If we look here in HRM alone, the average sale price as of Feb. 2024 was $575,051 compared to Feb. 2023 was $542,430. This is an increase of 6% in 1 calendar year. The Canadian average sale price is approaching $700K, very likely going higher in 2024. 

There are a lot of moving parts right now in the Real Estate World of things. Everyone has a different situation when it comes to their real estate needs or wants. That is why I think it is important to stay up to date with how things are shaping up either good or bad. What could be bad for me could be good for someone else and vice versa. It is about understanding where you are in the process and knowing what options are available to you now or in the future.

Welcome Home!

Being a first-time home buyer these days is not always an easy task. As most are aware we have had price increases accompanied with rising interest rates. Despite these changes, I recently helped an amazing family buy their first home togetherI was so thrilled and full to the brim of happiness for them all!

 

The Appleby’s were referred to me from another Appleby that I had the privilege to help buy her first home a few years back. I was happy to get to see the whole family again and meet new family members as well. The Appleby’s knew where they wanted to be to raise their family. They wanted a neighbourhood where they could set roots and be part of a community. I was thrilled when I learned they wanted to live in my neighbourhood, Timberlea! I might be biased, but I think the BLT area of Halifax is the best! Just saying He! He!

 

The problem with this was competition was high and they knew that it might take some time for us to find and secure the property that fit their needs. After an intense search, leveraging my connections and with a mail campaign in the area they wanted, we found one! It was lovely and ticked all the boxesWe were all so excited because we had been viewing some, let’s say…not ideal options.  Everyone was happy. 

 

Then we were outbid. Then, another property came up in the same area and we got outbid AGAIN! Ughmy heart was aching for them. I was trying everything I could to find them a home. They were pretty set on this certain area so I figured I would design a post card and mail it out to homeowners in that area, hoping that we could maybe find someone who would be interested in selling.

 

Then, a property came on the market and we were excited again. It's important not to lose hope in these situations. 50% of the homes in HRM sell between $300,000 and $500,000.  Competition in this price bracket is intense, but with the right strategy, you can still be successful. This time WE GOT ACCEPTED OFFER! We were able to secure this property for less than we had previously been in competition with.   Woohoo!

 

Our work was not finished yet though, as we had to fulfill our conditions with inspections etc. The Appleby’s were ROCK STARS through the process! With my help, they handled everything swiftly and efficiently. We were able to firm up the deal and the sold sign went up!

 

Three weeks later and here we are at closing dayI could not be any happier for this sweet family and my new friends.

Tips For Tropical Cyclones In Nova Scotia


Living in Nova Scotia my entire life, I have had many experiences of what to do to prepare for major storms that hit our little province. We have many new comers to Nova Scotia, either from other provinces that typically do not have Tropical Cyclones or from out of the Country. I thought it would be a good idea to write this Blog to inform and also give some advice on how to prepare your homes and keep your families safe.


What is a Tropical Cyclone?

A tropical cyclone is a type of severe storm system characterized by strong winds, heavy rain, and low pressure. These storms can range from Tropical Depressions up to major Hurricanes. The main hazards associated with these storm systems are mostly:

-       Heavy Rainfall

-       High Winds

-       Storm Surge & Storm Tide

-       Rip Currents


It is because of these hazards that it is important to prep and protect your property prior to any Tropical Cyclone. Some things you can do are:

-       Secure windows & doors. Make sure all windows and doors are shut and locked.

-       Clear your yard of all loose items or those items that could come loose and turn into flying missiles around your property.

-       Trim your trees as much as possible away from your home/garage etc. Remove any broken or damaged branches to reduce damage to your property.

-       Put away or secure patio furniture and other outdoor objects.


It is also very important to have a emergency kit on hand and ready to go. Here are some handy dandy tips for creating your own Emergency Kit. 


-       One gallon of water per person per day for several days. This can be used for drinking water and sanitization and oral care.

-       A good supply of food to last your family a few days. Get those Storm Chips!

-       Flashlights, lanterns, candles etc.

-       Lighters or matches.

-       First aid kit

-       Extra Batteries

-       Manual can opener

-       Electronics and chargers (cell phones, tablets etc.)

-       Backup Power charging banks

-       Personal sanitary items such as soap, toothbrushes, toothpaste & disinfecting wipes.

-       All prescription medications as well as over the counter medications.

-       Cash

-       Important documents such as insurance policies, passports.

-       Blankets & pillows to keep your family warm.

-       Complete change of clothes. At least 3 days of clothes per person.

-       Books, games or other things to keep your family occupied.

-       Swiss army knife or multi tool


With this storm system coming our way this weekend, I know a lot of Nova Scotians are a bit on edge, especially since we have not fully recovered from the devastating floods back in July. I think the best thing we can all do is get prepared and do our best. My family home was affected by the floods back in July as well. We ended up having water come in for the first time since we bought our home back in 2011. Turned out there was quite a crack in the wall and it is going to take some time before it is repaired. So, I am thinking a bit outside the box on what to do to protect our home from more water coming in through that crack. I have decided to make a patch out of diapers. YES, I said diapers, not just for babies this coming weekend. The diapers are going to (I hope) keep water from seeping through the crack and causing anymore water damage. Some may think this is a silly idea, but I think it is going to work. I will share my pictures and update on the weekend.
